Summary: Located in SF Bay, this complex needed several sophisticated fixes. Some of the unprotected large beams spanning the breezeways between buildings had dry rot and needed replacement. We created cost saving options with restoration. The HOA saved over $300K with a marine epoxy restoration. The fiberglass obsolete shingles of the mansard roof were faded and restored using specialized techniques.
Restoration: On this project we used engineers who tested which gluelam beams needed mandatory replacement. Epoxy saturation with resin filler restoration was done on all dry rot areas. Sanding smooth the primer and filler in full, these beams were retored to better than original condition. Two coats of finish low sheen paint were applied to walls and trim. Solar-reflective paint improved the shingle look and protection. Nine parking garages has water damage and were restored via spot repair, re-texturing and then coated with low toxic, low-odor paint.
